Rent Roll Performance Audit Terms & Conditions

1. Service description
The Rent Roll Performance & Value Audit is a comprehensive professional advisory service designed to assess the performance, risk profile and value position of your rent roll.
The Audit includes:
- DD Deep Dive
Review of up to 20 property management files, including compliance, documentation and risk identification - Maintainable Income Reality Check
Assessment of actual income versus expected income, identification of revenue leakage, and fee structure alignment - Portfolio Health & Metrics Assessment
Including AAMI per property, additional income percentages, landlord concentration and retention indicators - Value Positioning
Estimated multiplier range, key value drivers, and limiting factors impacting your rent roll - Strategic Action Plan
Prioritised recommendations focused on improving performance and maximising value - Implementation Strategy Session
A 60-minute 1:1 advisory session with Tarsi Taylor to walk through findings and provide clear direction on next steps aligned to your business and/or sale goals
This Audit is not a formal valuation for banking purposes, nor does it constitute legal, tax or financial advice.

2. Fees & Payment Terms
The total investment for the Rent Roll Performance & Value Audit is:
$6,600 including GST
You may select one of the following payment options:
Option A – Pay in Full
- $6,600 payable upfront at the time of engagement
Option B – Payment Plan
- 4 monthly instalments of $1,650 (including GST)

3. Payment Plan ConditionsÂ
By selecting a payment plan, you acknowledge and agree:
- The full $6,600 is contractually committed at the time of purchase
- The payment plan is provided as a convenience only and does not represent a subscription or cancellable service
- All instalments must be paid in full regardless of service completion timing
Failure to Pay
If any instalment is missed or declined:
- All outstanding amounts become immediately due and payable
- We reserve the right to:
- Suspend any further support or engagement
- Withhold any additional deliverables or advisory access
- Engage debt recovery processes if required
You acknowledge that:
The Audit findings, report and strategy session may be delivered prior to completion of all instalments, however this does not affect your obligation to complete all payments in full.

4. No refunds
This is a strictly non-refundable service.
By proceeding, you acknowledge:
- All payments are final
- No refunds, credits or chargebacks will be provided under any circumstances, including:
- Change of mind
- Change in business direction
- Failure to proceed with a sale
- Delay or failure in providing required information
Work commences immediately upon engagement and resources are allocated accordingly.

5. Timeframe for completion
The Audit will be completed within:
21 days from the date all required information and access is provided
This timeframe is subject to:
- Timely provision of accurate and complete information
- Access to required systems, reports and documentation
Delays in providing information will result in delays to completion.
No refunds or adjustments apply due to client delays.

6. Client Responsibilities
You agree to:
- Provide accurate, complete and current information
- Supply requested reports, documents and system access promptly
- Ensure you have authority to share all provided data
You acknowledge:
The accuracy and effectiveness of the Audit is dependent on the information provided.

7. No guarantees
The Audit provides professional insights based on experience and analysis. It does not guarantee:
- A specific valuation or multiplier
- A successful sale outcome
- Buyer or lender acceptance of findings
- Any financial result or improvement
All decisions remain your responsibility.

9. Confidentiality
All information provided will be treated as confidential and used solely for the purpose of delivering this service.

10. Intellectual Property
All frameworks, methodologies, reports and materials remain the intellectual property of The Tarsi Way / Tarsi Taylor Advisory.
You are granted a non-transferable, internal-use licence only.

11. Transfer and substitutions
To the maximum extent permitted by law:
- Liability is limited to the amount paid for the service
- No liability is accepted for indirect or consequential loss

12. Governing Law
These terms are governed by the laws of Queensland, Australia.

13. Changes to these terms
We may update these Terms and Conditions from time to time for future offers. The version that applies to you is the version in force at the time you completed your purchase.
